TEC Automation was engaged via competitive tender to deliver a full BMS and HVAC upgrade across four heritage-listed accommodation buildings at a Darwin site dating back to 1940/1941.
Our Approach
Selecting the right platform was critical. After assessing the project requirements — heritage constraints, budget, timeline, and the client’s need for a future-proof solution — TEC recommended the EasyIO FS-20, a high-performance network controller that works across multiple protocols including BACnet, Modbus, MQTT, and HTML5. Unlike many automation platforms, EasyIO is open source with no proprietary lock-in or recurring licensing fees, making it the smartest long-term choice for this client.
The Challenge
Upgrading critical building systems in heritage-listed structures requires more than technical expertise — it demands careful planning, strict compliance, and the ability to deliver on a tight budget and timeline without compromising the integrity of protected buildings. All works had to meet the Burra Charter and Heritage Management Plan requirements alongside current Australian standards.
What We Delivered
TEC engineered and installed a complete BMS solution across all four buildings, including PIR and humidity sensors, BMS panels with run and fault status indicators, automation servers, IO modules, HLI interfaces for split system ACs, and full communication and control programming. The first building was commissioned within 10 days of works commencing.

The client received a scalable, future-proof automation solution delivered on time, within budget, and fully compliant with heritage and stakeholder requirements — with no ongoing licensing costs and the flexibility to expand as their needs grow.
